Phase One
Pre-Construction
Congratulations! You have chosen Issa Homes, Inc as your builder along with your lot and accompanied pre-designed home. At this point, we will meet and review the plans together making any changes necessary to ensure the floor plan works best for your family’s needs. Once any modifications are made and approved, we will start the permitting process.
Phase Two
Selections
The selections process occurs during the permitting phase with the goal of completing all the selections from our pre-approved and custom offerings before the Construction Phase begins. You will be paired with a designer from our partner, Soco Interiors, to help guide and advise you through the process of choosing the interior selections for your home. These items include, but are not limited to, cabinetry, flooring (interior and exterior), bath tile, exterior colors and materials, ceiling details and pool tiles and finishes.
Phase Three
Construction
In this Phase you see your home taking shape. Our construction managers mobilize, coordinate and supervise our team of vendors and trade partners towards a timely completion at the highest quality possible. We will schedule a “framing walk through” before drywall is hung to answer any questions and discuss our construction techniques. During this phase you will be able to sign into our company portal to see photos of the construction progress. You will be able to refer to any contract or selections documents through this portal, also.
Phase Four
Warranty
This phase begins with an orientation of your home and its systems. You will be given a binder with all your home’s important papers such as Warranty and Instruction Manuals, Certificate of Occupancy, Termite Soil treatment records, Final Survey and a copy of our Warranty Booklet from RWC Structural Warranty Company. Our warranty covers one year on materials and workmanship and 2 years on roofing, plumbing, electrical and HVAC including a 10-year structural component warranty as outlined in the RWC Warranty Booklet. Our Selection Process

Cabinetry
We begin with a design concept developed by our cabinetry trade partner. The design typically includes a variety of cabinet heights, glass doors, wine racks, and hearth or chimney hood with unique island design. Typically, we review the concept drawings together with the Interior Designer and agree on changes.
Flooring
We offer a variety of wood and marble for living area flooring and typically install wood flooring in the Master Bedroom, closets, and Second Floor Loft Area. When requested, we have used a combination of marble and wood on the first-floor living area. Most selections are included, although there are some available wood and marble upgrade options.
Bath Tile
We have a large selection of marble, porcelain bath tile and accent tile from which to choose. There is typically some level of design in each bath using accent tiles, listels and a variety of tile sizes. The Master Bath includes marble on the floor and wet area walls with porcelain tile in the Guest Baths.
Plumbing
Issa Homes include Kohler water closets, tubs, and sinks in all bathrooms and offer a variety of Kohler kitchen sinks, as well. We specify Moen fixtures and faucets in the kitchen, laundry room, and baths and offer a very high-level finish in the master and powder room and lower level in the secondary baths. We use a local manufacturer, ICS, for free-standing tubs. We prefer Moen for its reliability and easy maintenance. The valves are also interchangeable and easier to order.
Home Automation
Our pre-wire spec from Disney includes CAT 6 wiring for data/video locations and data drops to a variety of locations, including wireless access points. You receive five rooms of speaker prewires and volume controls standard with Issa Homes and will meet with our integrator to determine the equipment you would like to specify for your home. Automation is one area where customers have a great deal of freedom to customize to their unique needs.
Interior Design
We provide time with an Interior Designer from the award-winning Soco Interiors to help during the selection process and to produce interior design drawings. These drawings include ceiling details, bath tile, and flooring layouts, and any specific electrical locations for sconces or floor outlets.
This professional will also produce schedules of all selections in the home, including a booklet with pictures of the selections organized for reference. We use the schedules, ID drawings, and our own internal documents to communicate all specifications to our Trade Partners and Supervisors in the field. Some forms are also utilized for the ARC review process on exterior colors.
